As with all things in life first impressions can have a lasting effect.  The first impression a prospective purchaser gains from your property can have a huge bearing on the success of your sale.
 
Spending some extra time on enhancing your gardens, lawns and exterior paintwork will create a great first impression that will often be carried through with the rest of the inspection.  The same can be said for a bad first impression

Some hints to help you through the presentation process include:

Nice fresh smells i.e. fresh flowers or brewed coffee.
Clean paintwork
Uncluttered interiors
Clean flooring (carpets)
Maintained lawns and gardens
